India has seen much activity this past year. Not just in the luxury real estate sector, but in the general political and economic scenario as well. 2019 promises to be even more challenging, or should we say rewarding

The rise of new markets: Luxury real estate has slowly spread its wings to the Tier I & Tier II towns. Assocham figures continue to be optimistic. With the rise in sizable number of HNIs (High Net-worth Individuals) in Tier II cities like Ahmedabad, Chandigarh, this fast emerging Indian market is not only witnessing demand for luxury & Smart real estates from the usual places but also from this sudden rise of Tier II cities.

Alongside, an increase in wealth for the middle class (& higher middle class) coupled with internet penetration has resulted in newer segments of first-time luxury home buyers.

Luxury homes that speak & think:  Luxury & technology seem to have married each other & made an “inseparable Bond”, from high end home appliances to tech controlled homes like Home Automat. Luxury was once limited to high end mobiles or living room entities, however, demand has now invaded the home entertainment and kitchen space. Smart ovens, Chromo-therapy showers and Ultra Smart Mirrors are soon going to become usual in Indian homes.

“The combination of new market entrants, new technologies and changing demographics have created disruptive models within commercial real estate,” says Bob Courteau, chief executive of Altus Group. “This presents new opportunities for organisations which rapidly embrace innovation and proptech.”

High-end real estate does not always play by the same set of rules as other sectors of the market, but that doesn’t mean it’s entirely immune from external forces. The wealth of investors who purchase luxury properties protects them, to an extent, from the economic fluctuations that influence the buying and selling decisions of ordinary homeowners.

“At the luxury end, buyers are a little more insulated,” said Skylar Olsen, director of economic research and outreach at Zillow. “The idea there is that they’re not exactly cash strapped, and are making financial decisions for the benefit of their lifestyles.”
